National: New Residential Launches in third Quarter 2012

The third quarter of 2012 has seen a number of new launches during this festive season.


In Ahmedabad, new launches primarily concentrated on the S.G Highway and Bopal. This included two projects by Vra Intrastructure namely Luxuria II and Atlas Residency and Kesar Builders’ Kesar Altima.


In Bangalore, six group of developers launched new residential projects namely Sobha Developers, Phoenix, Jain Heights, Dhammangani Developers, LGCL and Inner Urban Infrastructure respectively. Due to the rise in demand in the previous quarter, the total number of launches also increased. Hot properties in Bangalore included Phoenix One, Bangalore West and Sobha Mozaria Grandeur.


In Chennai too, substantial increase of approximately 14 per cent was witnessed in new residential launches in this quarter in comparison to the previous quarter. Approximately 42 per cent of launches were registered in the GST Micro Market. In Hyderabad, there were three new residential launches – Magna Infratech’s Magnum Opus, Tripura Construction’s Tripura Landmark and Prajay Engineers Syndicate’s Virgin County. In Kolkata, developers targeted mid and affordable segments and kept the price bracket of INR3,000 per sq. ft. to INR5,000 per sq. ft while marketing for new residential launches. In Mumbai, approximately 7,250 units were launched in this quarters. Demand was higher in peripheral locations in North Mumbai. Some really good launches include Indiabulls Golf City, Nirmal Sports City, Juhi Greens and Sunteck City.


Now coming to NCR, the last but definitely not the least, when it comes to real estate in India, most of the new launches in residential segment were located in micro markets of Gurgaon and Noida. For instance, 3C and Orris launched Greenopolis in Sector 98, Mapsko Mountville is set in Sector 79, CHD Golf Green Avenue is located at Sector 106 of Gurgaon. These are all along the Dwarka Expressway. Shubhkamna Advent came out with Shubhkamna Monarch in Noida Extension. This is now being called Greater NOIDA (West).
