FDI Inflow in Indian Real Estate Market: A Rising Trend!

With the ever-expanding Indian diaspora repatriating a lot of their savings back to their homeland, the Indian real estate sector is seeing unprecedented levels of growth as developers try to create integrated townships that are an exact replica of properties found in US and UK. The kind of amenities that one finds in these homes is simply mind–boggling.

Online portals dealing in real estate report a lot of enquiries from non–resident Indians who want to invest in residential property to live a life of solitude and harmony in the sunset years of their lives. There is an increasing trend among non–resident Indians to spend a few weeks in their homeland and this has led to a surge in the demand for luxurious residences in the National Capital Territory of Delhi.

Keeping in mind the tastes of the customers, a lot of developers have acquired gargantuan land banks that helps them to create economies of scale and out-smart competition by offering more choices to consumers. Another factor that has helped in the surge of FDI coming into the Indian real estate sector is the repeal of outdated statutes like the property tax act, rent control act and other out-of-date land ceiling regulation which have made the climate more investor-friendly.

Our experience has shown that there are two kinds of investors in any market: the first group comprises of investors who buy property purely for investment purposes and the other group comprises of end –users who actually buy property to live in it. Typically it is the first group of investors that drives up demand and it is only after this group of investors exits the market that end –users move in.

With the Indian economy experiencing stagflation, a phase where prices rise but economy growth slows down, it is most likely that the prices of residential apartments will rise in the near future. So, if you are looking to buy a residential apartment, then the best time to do so is NOW!
